Excellent location rated 9.7/10!
I loved this place. I never ever stayed at a B and B and this was a warm welcome introduction. Barry is the sweetest ever and is so good at making awesome breakfast for the guests
Barry was extremely welcoming, and even though we showed up a night early was able to accommodate us with a wonderfully comfy room. Bed was comfortable, and the breakfasts were amazing. Barry also had great tips for activities in the area!
The breakfast were superb skillfully cooked by the host. One day French toast with bacon and freshly sliced large peach gently sautéed. Next day an omelette with herbs and spinach with cooked beefsteak tomato with garlic toast potatoes.Located on a quiet street 2-3 short blocks to Warren St with and restaurants and shops. The host was so helpful.
Barry is an incredible host. The BEST breakfasts weve ever had. A great location, that oozes charm.
Barry’s breakfasts are amazing, we were there for 4 days and they were all delicious and varied, waffles, french toast, omelets, and very good coffee ! Lots of political discussions and very good suggestions for seeing the area. Thanks Barry and Mary !

I Couldnt Have Had A Better Experience
My stay here for Memorial Day Weekend was my first experience at a bed and breakfast, and I couldnt have had a better experience. The house is beautifully decorated, the room was extremely comfortable, and the bed was nicer than sleeping in my own! Carolyn was fantastic she made us feel right at home, was warm and welcoming, and made us a fantastic gourmet breakfast each morning.
Make Sure To Include Her Breakfast She Is A Fantastic Cook
Carolyn was lovely, as was her home. She found that rare balance of friendly and welcoming while also respecting our privacy, which is rare in a B& B. The location is close to the main street and was also easily walkable from the train station. We would certainly stay with her again in visiting Hudson. Make sure to include her breakfast in your plans for the day, she is a fantastic cook.Highly recommended!

Property Could Be An Income Stream Or Converted Into 6
The 1865 Joshua T. Waterman house, named after the former Hudson mayor who built and lived in it, is listed for just over $1 million and boasts 6 bedrooms and 7 baths.
An 1865 historic home, built by the mayor of Hudson at the time, was recently listed for sale for $1,025,000.
Located at 326-328 Allen Street in Hudson, the ornate home with Italianate touches was built by Joshua T. Waterman, who served as Hudsons mayor for four consecutive terms beginning in 1853. He and his wife, Jeanette Ten Eyck, had 12 children who grew up in the French Second Empire-style home, known for its eclectic mix of architectural and decorative features.
Its one of the most stately Second Empire mansions, certainly in Hudson if not the Hudson Valley, because it has the Italianate tower in the middle, said Andrew Gates, associate real estate broker for Houlihan Lawrence who listed the property. Its 1865, so its the end of the Italianate period and the beginning of the French Second Empire period, so theres a collision of architectural styles which is really fascinating.
Since 1995 the 6-bedroom, 7-bath home has operated as the Hudson City Bed and Breakfast the oldest continuously operating bed and breakfast in Hudson, according to current owner Barry Butterfield. The next buyer could continue running it as a B& B or return it to a single-family mansion as Waterman did.

An Absolute Delight To Stay Here
An absolute delight to stay here. Carolyn is a welcoming hostess, her home is clean, bright, and fresh, and her breakfasts spot on! The architecture of the home is so beautiful. Loved having Fred the Schnauzer greet us at the front door, too! I admit I am a harsh critic when it comes to attention to detail, and Carolyn did not miss a beat! A great stay!
